Tract 1:

Legal Description: The Northeast Quarter (NE/4) of Section Twenty-three (23), Township Twenty-seven (27) North, Range Eighteen (18), W.I.M., Woods County, Oklahoma. Surface Only Land Description: This quarter section sets along Hwy., 64, a half mile east of Camp Houston, OK. The farm has 81.6 acres of cropland and carries a 78 acre wheat base with a direct yield of 27. The balance of this quarter section is in grass and is watered by a pond on the south end. There is no division fence on the sorth end of the quarter, which will be the responsibility of the new buyer to build.

Legal Description: The East Half of the Northeast Quarter (E/2 NE/4), and the North Half of the Southeast Quarter (N/2 SE/4), and the Southwest Quarter of the Southeast Quarter (SW/4 SE/4) of Section Twenty-two (22), Township Twenty-seven (27) North, Range Eighteen (18), W.I.M., Woods County, Oklahoma, less and except: A tract of land out of the Northeast Quarter of the Northeast Quarter (NE/4 NE/4) of Section Twenty-two (22), Township Twenty-seven (27) North, Range Eighteen (18), West of the Indian Meridian, more particularly described as follows: BEGINNING at the Northeast corner of the Northeast Quarter (NE/4) of Section Twentytwo, Township Twenty-seven (27) North, Range Eighteen (18), W.I.M., thence South on section line a distance of 360 feet; thence West a distance of 271 feet; thence North a distance of 360 feet to a point on East-West Section Line; thence East a distance of 271 feet to the point of beginning, Woods County, Oklahoma. Surface Only Land Description: This tract has 49.2 acres of cropland and carries a 48.4 base acre with a direct yield of 27. Balance of farm is in native grass/wooded area in the Northeast Quarter of the Southeast Quarter. There is no division fence on the west side of the Southeast Quarter.

Tract 5:

Legal Description: A tract beginning at the Southeast corner of the Northeast Quarter of the Southwest Quarter of Section Twenty (20), Township Twenty-three (23) North, Range Seventeen (17), West of the Indian Meridian, Woodward County, Oklahoma, thence West Seven Hundred feet (700'), to a point where this line intersects with the NW RR R/W of the AT&SF, thence North along the East line of the new RR to a point where the new and old R/W intersects one another, thence North along the R/W to the North line of the Northeast Quarter of said Section Twenty (20), East Four Hundred Twenty-two feet (422') to the Northeast corner of the Northeast Quarter of said Section Twenty (20), thence South to the point of beginning, containing 20 acres, more or less. Land Description: This tract consists of approximately 20 acres (m or l) on the Southeast edge of Quinlan, Oklahoma. The farm has 3.9 acres of cropland with 3.7 base acres and a direct yield of 23. This tract will sell with minerals that are producing.


Order of Sale: Tract 5, then Producing Minerals, then Non-Producing Minerals. Terms: TRACT 5: 10% down upon signing of contract to be held in escrow at Woods County Abstract, Alva, Oklahoma, and balance due upon approval of abstract showing merchantable title. MINERALS: 10% down upon signing of contract to be held in escrow at Woods County Abstract, Alva, Oklahoma. Balance due upon closing. Conveyance of minerals will be by mineral deed without warranty, as is, where is. Possession: Buyer will be given possession of real estate upon closing and after harvest of 2011. Taxes: To be prorated to day of closing.
